Data sources and attribution
Last updated 28 August 2026.
Everything on RealInsightHQ is built from public data. This page names every source, says what we do to it, and states how we access it. If you think we have misused a source or misattributed something, write to us and we will correct it.
Sources
- SEC EDGAR — Form D
- Exempt offering notices filed by issuers. We parse the primary XML document for offering amounts, exemptions claimed, related persons and any placement agents named. Amendments supersede originals per issuer.
https://www.sec.gov/edgar - SEC — Form ADV / IAPD
- Investment adviser registration data, including Part 1A and the Schedule D 7.B.(1) private fund listings, from the monthly compilation and filing-data releases.
https://adviserinfo.sec.gov - Bureau of Labor Statistics — QCEW
- Quarterly Census of Employment and Wages, by county and NAICS industry. Used for construction and accommodation employment.
https://www.bls.gov/cew/ - U.S. Census Bureau
- CBSA delineation files, gazetteer centroids, population estimates and American Community Survey tables. Used for market definition and geography.
https://www.census.gov - OpenStreetMap
- Lodging inventory, retrieved through the Overpass API. Map data © OpenStreetMap contributors, available under the Open Database License (ODbL).
https://www.openstreetmap.org/copyright - Google News
- Headlines matched for transaction language in the 1031 Trigger Feed. We store the headline, outlet, link and publication time, and link back to the publisher.
https://news.google.com - State and federal economic development records
- Subsidy awards, interconnection queues and announced projects, where published. Every project entry is individually sourced and carries its source link.
How we access them
We follow the SEC's fair access policy: requests identify us with a declared User-Agent including a contact address, we stay well below the published rate limit of ten requests per second, and we cache every document we retrieve so that we fetch each one once. The same restraint applies to every other source. We do not scrape anything behind a login, we do not circumvent access controls, and we honour robots directives.
OpenStreetMap data is used under the ODbL. Where we publish counts derived from OSM we attribute it on the page. Government works cited here are not subject to copyright in the United States, but the agencies do not endorse this site and are not associated with it.
Corrections
If a record about you or your firm is wrong, email corrections@realinsighthq.com with a link to the record. Where the error is ours we will fix it. Where the underlying public filing is what is wrong, we will note your correction alongside it, but we will not silently diverge from the source — the value of this data is that it reflects the filing.
